The preliminary design was developed as three separate identical buildings in the form of a closed vacation complex. The total number of apartments is 275, of which: 156 studios, 89 with two rooms and 30 with three rooms (with 2 bedrooms). The total extended area of the project is 16 523 sq. m.

The site has very good denivelation, which ensures a lovely sea view from any complex apartment.

The complex has four external pools – each has been built in front of the buildings with a south-easterly exposure. The owners and the guests of the complex have two restaurants at their disposal, as well as shopping areas and all other facilities ensuring a complete vacation.

Project Location

The Complex is situated in one of the most beautiful peninsula along our southern Black Sea coast, with beaches which have preserved their virgin nature and purity. The project offers a lovely view towards the sea.

The site is on the first line between the village of Lozenets and the town of Tsarevo (the area is called Dinyov Gyol). The peninsula itself is situated between the Oasis camp and the Arapya camp (located on the Arapya Cape), which are the most beautiful and frequently visited campsites along our Black Sea coast.

The site has a well-developed infrastructure. It is close to a main international road (Burgas – Ahtopol) and at the same time it is serviced by the local road network. To the north, in immediate proximity to the complex, are located the Oasis camp and the village of Lozenets (Tsarevo Municipality), and four kilometres to the south is the administrative centre – the town of Tsarevo.

The complex has a private beach and there will be entertainment and pleasure for any taste and temperament.

The active sports facilities, located immediately on the beach, offer:

Description of the Region

Southern Black Sea Coast

Due to its unique combination of lovely beaches and beautiful woodlands criss-crossed with rivers, the southern Black Sea coast offers magnificent opportunities for sea and ecotourism.

Here, numerous nature reserves preserve the region’s rich biological diversity. The Ropotamo Reserve, situated along the lowest reaches of the river of the same name, is famous for its beautiful water lilies and one of the most curious rock formations in Bulgaria – the Lion’s Head. It comprises several smaller reserves and parks, each protecting within its recesses unique flora, fauna and nature landmarks.

The southern Black Sea coast encompasses the regions of the following towns: Chernomorets, Primorsko, Kitten, Lozenets, Ahtopol, Sinemorets, Tsarevo and Sozopol; each of these towns offers conditions for those tourists who prefer luxury and comfort, as well as for the more unpretentious who seek simply rest and relaxation.

Tsarevo

The town of Tsarevo is situated in the south-eastern part of Bulgaria, 60 km away from Burgas. The town is a regional centre with the respective administration and court.

With its variety of sights and landmarks, the town of Tsarevo is emerging as one of the most attractive spots in the Burgas Region. The unique combination of sea, mountains and rivers flanked with exotic vegetation offer various opportunities for the development of tourism – ecological, yacht, photo, hunting tourism, etc.

The town of Tsarevo also holds the first sea port from Bulgaria’s south border side, which was declared an international port in 1995.

Communications

Airports

  • Burgas Airport is located 10 km to the north-east of the town of Burgas and 70 km to the south of the Complex. Its particular geographic location – at the border between Europe and Asia, determines its strategic importance for the new relationships in the modern world.
  • Another airport has been built for smaller charter planes, located 17 km away from the town of Tsarevo and 19 km from the complex.

Roads

  • The distance from the town of Burgas to the complex is 60 km by car (appr. an hour along the international road connecting Burgas and Ahtopol)

Sea Ports


In the future, the Tsarevo harbour is intended to undergo development in three directions: as a yacht, passenger and fishing port. The projects are being financed under EU programmes.

The project for the development of a modern yacht and fishing port has been given to an international investor.

In addition to the large sea ports in Burgas, Varna and Sveti Vlas, five more are intended for construction for the enhancement of the yacht tourism: in Nesebar, Sozopol, Tsarevo, Ahtopol and Pomorie.

The investors all agree that the construction of yacht harbours will turn Bulgaria into a very interesting destination for this type of tourism.

Climate

With the region’s natural characteristics such as mild climate and geographical location, the summer here lasts for a whole five and a half months. The resort has been declared a health seaside resort of national importance.

In this area, the highest number of sunny days in Bulgaria has been registered. Here also is located the country’s oldest nature reserve – Silkosia, declared as one in the distant 1933. Stranja’s unique nature is being preserved through a network of protected territories – eight reserves and a number of natural landmarks, such as Popovi Skali, the Oasis camping site, the Silistar protected area, the outfall of the Veleka River, etc. The largest river in Stranja also passes through the territory of the Tsarevo Municipality – the Veleka River, with a length of 147 km.

Beach Line

The region is famous for its numerous beaches where large urbanised areas alternate with virgin beaches.

The urban areas offer entertainment and pleasure for any taste and temperament, while the untouched beaches bring peace and relaxation in complete harmony with the nature and the sea.

The proximity of the mountain slopes to the coast allows for the development of:
  • mountain and bicycle tourism
  • eco and village tourism
  • photo tourism
  • hunting tourism
There are four beach lines available for the area of the Complex. One of these beach lines has a total area of 83 decares, a length of 750 m and a width of 108 m, and encompasses some of the most exotic campsites on the Bulgarian Black Sea coast: Oasis, Arapya and Nestinarka.

Perspectives for the Region

Some serious interest has been shown by foreign investors regarding closed-type projects in the region, which have their own infrastructure – shopping areas and adjoining entertainment and sports facilities.

Bulgaria for Golf Fans

Bulgaria is becoming a veritable magnet for both golf fans and professional players.

Three golf courses are under construction in the immediate proximity of the Complex, each with an area of about 1000 decares.

The courses will be services by a small planes airport, located in the town of Primorsko – 19 km away from the complex.
