Super Borovets

The Super Borovets project is one of the largest and most ambitious ski resort developments currently underway in Europe. Over 500 million euros is being invested in the area and is set to transform Borovets into a world class mountain resort. The project has been carefully planned to comply with ecological and strategic objectives and ensure protection for the beautiful forests and surrounding national park. The existing facilities will be improved and vastly expanded. New ski gondolas and chair lifts will be created and the size of the ski area will be doubled. Several new golf courses will be created and tourist facilities to encourage summer visitors. No other resort in Bulgaria has so far had such a project or received such extensive investment. Over five years Borovets will become the premier mountain resort in Eastern Europe with world-class ski slopes and spectacular golf courses attracting tourists from all over Europe.Being so close to Sofia makes the resort the most assessable in Bulgaria. At just 67 km from Sofia airport, it can be reached in less than 1 hour by car. In winter Borovets is very popular with European skiers due to its excellent pistes and easy access. Its location close to Sofia also makes it popular in summer when the wealthy Sofianites like to escape the heat of the city and head for a cooling break in the mountains. This area is earmarked for luxury chalets and hotels as part of the Super Borovets development plans. The development is located just meters from the new Super Borovets ski lift and 18-hole mountain golf course. The combination of skiing and golf right on your doorstep, make this a true all season resort and a superb investment location.
The project was officially launched on 8th October 2007 and is expected to be completely ready by 2012. Over five years Borovets will be turned into a modern ski area with world-class ski slopes and become the premier ski resort in Eastern Europe attracting tourists from all over Europe.

The overall master plan for the project has already been approved and financing is in place to complete the project. Two new villages will be created under the plans and linked via gondolas to the overall Borovets ski domain.

Zone I – Lower Borovets
A new tourist village will be created just outside Samokov town. This will be located at 1000 m and a new 10 km gondola will transport skiers to the Yastrebets and Markudijik ski areas. This area will target tourists who cannot afford to stay in the higher parts of the mountain. Tourist centres and leisure facilities will be created at this level and also an 18-hole golf course.

Zone II – Upper Borovets – VIP Zone
In the areas Shumnatitsa/Bialata Poliana (1400 m) and Gvardeiska Poliana/Mecha Glava (1600 m) new luxury hotels and ski chalets will be built. In these areas, village and eco tourism will be encouraged. Folklore restaurants, model farms, riverside parks and a horse riding centre are all part of the plans. In the Bialata Poliana area there will be a spectacular 18-hole mountain golf course overlooking the beautiful Rila mountains and a gondola linking
the area to the Borovets ski domain. As this area is high in the mountains every effort will be made to ensure the development is eco-friendly and sustainable.

Borovets mountain resort
• The Super Borovets investments are set to transform the Borovets resort over the next 5 years. The resort and facilities will be significantly increased with the ski pistes extended to over 100km, 2 new ski gondolas, several ski lifts and 2 golf courses created.
• Borovets has the best transport links of any Bulgarian ski resort. Currently 1 hour from Sofia airport, Borovets will be just 40 minutes when the new Rila motorway is completed. It is also just 90 minutes from Plovdiv airport.
• Ski resorts like Borovets offer winter and summer rentals. Occupancy levels are very high in winter. During summer the mountains attract hill walkers, climbers and nature enthusiasts. This gives ski resorts a significant advantage with regard to rental income. We estimate up to 10% rental yield is achievable on our Borovets properties.
• An international championship golf course is currently being designed by Nicklaus Golf at Dolna Banya just 30 minutes from Borovets and will open in 2009. 2 further courses are included in the Super Borovets project. This will significantly enhance the summer rental opportunities in the area.
• Borovets is already a very popular weekend resort for people from Sofia who come here during the summer months to experience the beautiful flora and fauna and the clean air.
• Further new ski resorts are planned for Govedartsi village and Malyovitsa which are 20km from Borovets. These projects will take longer to materialize as they are at the early design phase but they show the ambition the Borovets area has to become a massive integrated ski domain.
