Property Details

Vista Gardens development is extended over some 45 acres. The land stretches inland from the sea, where it includes a white sand beach some 500m long, up to the slopes of the low-laying hills of Kassandra. It is trespassed by two roads, one a simple road and one a larger highway.

 

An unique holiday housing complex – Vista Gardens is developing in the cosmopolitan area between the towns of Hanioti and Pefkohori, one of the most remarkable natural areas of Chalkidiki region. Single family holiday homes are being constructed with the highest building standards. The style of architecture has its roots to the local traditional typology, but is also adapted to the modern needs of a holiday home.

All the infrastructure works (water, electricity and sewage systems), as well as the pedestrian network and an overpass intersection, have already been accomplished. The construction of the overpass ensures safety to both pedestrians and vehicles moving towards the sea.

The estate is divided into an upper and lower section with four types of two-story houses with private gardens.

The lower section, covering about 13 acres, has been developed with houses of 100, 140 and 200 square metres, as well as leisure facilities on the shore including a café, small areas for sports and beach equipment.

The upper section covers about 24 acres and has houses of 100 and 140 square metres, leisure areas like pools for adults and children, a café, basket, tennis and mini-football courts, and a small open-air amphitheatre for organised events.

The water and drainage systems are connected to the main Hanioti networks.

The position of each holiday house has been carefully planned, to ensure the best orientation, open views and enhanced privacy.

The main objective was always to conserve and highlight the natural landscape, but also to construct a development of the highest standards, which would respect the cultural traditions of the local area. The unanimity of landowner and architect on the principles to be applied in developing the estate was the starting point for the establishment of a design and construction team which, drawing on its experience, would guarantee that this very special project was brought to completion in compliance with the very highest technical and aesthetic standards.

The area in which is situated Vista Gardens Resort is known with its beautiful golden sandy beaches, turquoise sea water, picturesque nature and many modern facilities in the near towns, offering rent a car or motorbike to explore the region.

Vehicles enter and exit the upper section of the complex from the Kassandra circuit, using a new intersection. The two-way access road runs around the perimeter of the complex, with radial turn-off roads leading to the individual parking areas beside each house. Access to the lower section is from the old municipal road between Hanioti and Pefkohori.

Both pedestrians and vehicles will use an overpass to move between the upper and lower sections, guaranteeing absolute safety. For pedestrians, a system of walkways will be constructed, independently of the roads, with stopping points at intervals. The pedestrian system will pass through the center of the complex, with paths branching off to each house. Pedestrians will make their way down to the beach along four specially designed groups of walkways. At the end of the walkways slipways are to be constructed for boats.

Organization, operation and safety:

A carefully prepared set of regulations is to be drawn up to make sure life at the estate runs smoothly and safely. They will include clear statements of the obligations of each householder, while detailing the setting up of a professional agency to manage the gardening, security, maintenance of common areas and management of water reserves.

The natural environment and landscape design:

Kassandra
The peninsula of Kassandra lies to the south. This was the westermost of the three peninsulas of Chalkidiki. Its coasts are touched by the blue waves of Aegeon Sea, on the west from Thermaikos Gulf and on the east from the Kassandra Gulf. It’s geographically located between the parallel 40º03N and meridian 23º25E, with an area of 470.933 km². Population is 10,269 with density of 22/km². The seat of municipality is in Kassandreia.
