Renting out the apartment

We offer you the opportunity to contract a professional management company to run your property as a hotel unit.

Your income will not depend on the occupancy of the complex as the management company takes the risk.

Property maintenance

A property maintenance fee of 10 EUR/m2 (excl. from VAT) per year will be collected for 1 year in advance.

An agreement stipulating the terms for the property maintenance will be provided to each investor. The maintenance agreement will include the following main clauses:
  • 24-hour maintenance of the complex: security guarding, cleaning and maintenance of common areas (corridors, staircases, lifts, roof, facade, courtyard, planting).

Bansko

Bansko is 160 km south of the Bulgarian capital Sofia, about a two hour drive from Sofia Airport, with 120 km of motorway for part of the distance, as well as, at 150 km from the Greek sea resort Kavala.

Pirin is a markedly Alpine type of mountain. Its ski runs provide excellent conditions for both professional and amateur skiers. A highly functional network of ski lifts and draglifts has been built here on cutting-edge technology. The ski runs are equipped with safety facilities and excellently maintained.

Snow cover lasts from November until May, and there is the additional advantage of snow cannon that can be used during the winter season.

Winter snow is abundant, forming lasting snow cover up to 3 metres thick. In January, the coldest month of the year, the average air temperature is minus 1.9°C.

In recent years, Bansko has emerged as a leading ski resort in Bulgaria, attracting a growing number of foreign holiday-makers.

Not surprisingly, the Financial Times recently described Bansko as the best ski resort in Eastern Europe, surpassing two other first-class winter holiday spots in the country, Pamporovo and Borovets, in terms of number, design and equipment of ski runs.

This assessment was made after Bansko absorbed the largest amount of investment, over EUR 40 million, in preparation for the ski season for the third year running.

Skiing conditions

  • Length of cross-country ski trail: 8 kilometres
  • Total length of ski runs: 56 kilometres
  • Snow cannon availability: at 80% of ski runs

There are 23 cableway facilities in the area, including 10 babylifts, 6 "anchor" type draglifts, and 7 chair cableways. Two quadruple-chair cableways and a draglift went into operation in 2004.

Total length of marked ski runs, including ski roads: 56 km. Altitude of highest ski run: 2 560 m; Altitude of lowest ski run: 990 m

About 35% of the ski runs are suitable for beginners, 40% for intermediate skiers, and 25% for advanced skiers. The resort uses 40 snow cannon covering 80% of the ski runs.

Bansko resort offers its guests a unique 16-kilometer uninterrupted ski run, equipped with snow cannons and lighting, connecting the highest point with the town of Bansko.

Ski runs and other ski facilities are maintained in excellent condition. Some 90% of the ski runs meet the standards of the International Ski Federation for competition venues.

The construction of a new gondola and ski runs is starting.
The first golf course will be launched in operation in spring 2007. A second golf course is under construction.

Local attractions

South of Bansko is the Pirin National Park, a World Heritage Site included in the UNESCO Network of National Geoparks.

Bansko is officially designated a Museum Town. It is a place where the present meets the past: a modern-style town centre contrasts with rows of period houses lining old cobblestone streets.

The town boasts more than 140 cultural monuments.

Ancient fortresses and late-medieval churches have been partly or fully preserved in the vicinity of Bansko.

The town is the birthplace of famous Bulgarian poets, writers, painters, and revolutionaries.

Bansko also serves as a starting point for trips to many other places of interest, such as the town of Melnik, the Rozhen Monastery, the large cities of Sofia and Plovdiv, the Bachkovo Monastery, the resort towns of Sandanski and Velingrad, and the villages of Leshten and Kovachevitsa, where the architecture is typical of the National Revival Period (18th-19th century). A different type of attraction is offered by the Yagodinska Cave, which is a wonder of nature.

Bansko is also set to become a preferred summer destination, especially as it is included in round trips organized by international agents TUI, Thomas Cook, and ITS.
